Vacant Property Inspections
When a property becomes unoccupied and no longer has anyone living in it, basic home insurance doesn’t cover the property anymore. In such instances, it becomes necessary to obtain vacant property insurance to protect the property from costs relating to damage when unoccupied.
This is where we come in, we offer weekly, fortnightly and monthly vacant property inspections to ensure you are keeping up with your insurance companies demands as well as ensuring any reports of damage or forced entry are reported to you ASAP.
Our vacant property checklist is comprehensive and checks all areas of the building, outbuildings and surrounding land. Upon completion of the inspection the checklist will be emailed to you directly within 24hrs.

Cleaning
We understand the importance of a clean property, especially when it comes to selling a property. That is why we offer a complimentary light clean with every property clearance we undertake.
Our light cleans include essential tasks such as hoovering the floors, dusting down the sides and moping the floors. This helps freshen up the property and creates a more inviting atmosphere for potential buyers.
We offer a more deeper clean if required, this is more of deeper clean into the property and includes everything in a light clean plus carpet cleaning, cleaning inside the cabinets and draws and wiping down of all sides.

Landscaping Repairs
If a garden has been neglected for sometime or a recent storm can often reveal unforeseen landscaping repairs such as damage to fences, patios and more. These damages not only detract from the overall aesthetics of the property but it is also a legal requirement to fix a fence boundary if your responsible to maintain it.
We can offer landscaping repairs to ensure the safety of your property from a security perspective as well as keeping in line with the property looking its best before you sell.

In our Zero Fee Open House service the selling fee becomes the obligation of the buyer, a buyer’s premium. This is a great way to continue to deliver probate services to your client and capitalise on the enthusiasm of the potential buyer.

We will market the property across a variety of channels in order to generate interest from potential purchasers, following which we hold an open day event at the property. The open events spark interest, Leading to competitive bids that often surpass market value, all while providing extensive exposure to the marketplace.
What’s more, the fee of the service is picked up by the buyer, in the form of a buyers premium traditionally associated with auctions.
By managing the marketing of the property, generating strong interest from parties in a good position for purchase and operating a buyer’s premium we are able to offer a unique solution that allows busy executors to maximise value for the estate.
Inventory Checklist
Sometimes beneficiaries or families aren’t local to the estate, this can pose a challenge when it comes to managing the estate or finding items such a wills, items left to family members or the general contents of the property.
In such situations we offer a full inventory checklist, upon instruction we will attend the property and complete a comprehensive inventory checklist of all contents in the property. We aim to send our inventory checklist to you within 72hrs of completions. Should you require any of the items we offer delivery and shipping to your address at an additional fee.

Property Maintenance
When a property is left unoccupied for a period of time or has sustained neglect or damage it can result in a decline in its overall condition making it harder to sell but also becoming a health and safety issue.
Our property maintenance team can address these issues by offering a range of general repairs, changing the locks, draining down the plumbing system and many more.
